Tenant Placement – Our flagship product. One of the most important tasks in residential property management is finding the right tenant. This takes marketing, negotiations, and screening. Our property managers use a marketing system which has allowed us to assist with the rental of over 400 individual rental homes.  Many of these properties have been leased multiple times since the end of 2005.  When we are screening a potential tenant we investigate the credit reports from all three credit bureaus, and we check public records for any evidence of fraud or other negative activity. Then we submit the results of our investigation to  the owner for approval prior to leasing the home. If the owner does not approve, the property manager will continue to market the home until the property manager is able to find an applicant that meets the owners requirements.

Property Management – Customer satisfaction is the most important thing to us. We are here to provide a service to our owners. One thing that makes us different from many other property management companies in Jacksonville is that we do not hold you, your property, or your security deposit hostage. Our property management agreement includes an easy out clause that allows you to cancel your property management agreement with us at any time, for any reason with a 30 day written notice. We are unlike many companies which require you to sign a contract that places all the authority of your home in their hands for the entire period of the agreement making it difficult to terminate early even if the service being provided is poor.
