We’re looking for reliable tenants. Your application will be accepted or denied based on criteria that we’ve found useful in predicting the success of applicants in fulfilling the lease requirements. Please take the time to read these instructions carefully so that we can process your application quickly and fully.
The Application Process
There is a $45 Application fee for each person who will be used to qualify for the lease (using their employment, income and rental history). Once your initial application is completed, you’ll be taken to a page where you can pay the fee(s) online using PayPal /any Major Credit Card, or use the Make a Payment Page. You can also bring the application fee into our office, which is located at:

Rental Information
Once you have decided to rent a Caywood Realty home, please fill out the application below completely and then sign the Verification and Verification of Employment Forms.. Send those back to me as soon as possible. Without these forms signed by you we are unable to process the application.
Is there an application fee?
The application fee is $45 and is a one time (non refundable) fee. Each person that will be used to qualify for the lease will need to pay an application fee.
How do I apply for a house?
You may either bring in your application to our office or submit your application online (below). It is very important to apply for the home you are interested in right away so that I can remove it from the market. The application process can not be started until the application fee has been received, along with Verification of Rent/Verification of Employment Forms received by the Property Manager.
How long does it take to be approved?
This process usually takes 24 to 48 hours; however, it can take longer due to landlord and employment checks. Please be sure to provide proof of current pay stubs, other income and/or bank statements along with the application. You will be contacted upon approval or denial. If approved, there is a $75 Lease Preparation Fee. Once you pay that, we will schedule a time for you to come in and sign paperwork and your security deposit. Pay the lease preparation fee ($75)
What are the deposits and fees?
Listed below are fees that may apply. Once approved, we will write up an agreement and finalize the lease agreement for your new home.

Your application will be evaluated based on a ‘point’ system. If you achieve the minimum number of points required, your application will be accepted. If you achieve short of the minimum number, you may be asked to pay a larger security deposit, pay additional rents (First, last, and security), or be denied. The qualifications are relatively easy to meet, and we reject less than 25% of applicants who fill out the application truthfully and fully. The following categories affect your score.
Rental History
The highest score is given to someone who has been living at their current residence and paying on time (no late payments in the last 24 months) for the last 24 months. This is not a requirement, but the highest possible points that you can earn. For each rental scenario, including no rental history, different points are assigned.
Employment History
The highest score is given to someone who has been on the same job for at least 24 months, and earns 4x or greater the rent in GROSS Monthly Income. Again, this is the highest possible scoring scenario, and there are many different points to be given in between.
Income
You must learn at least 2.5 times the rent in GROSS Monthly Income.For example, if the rent is $900.00 per month, the the minimum income requirement is $2250.00. If there is more than one adult that is used to qualify for the home, then your combined income must be greater than 2.5 times the monthly rent. All of your income must be verifiable through bank statements , paystubs, or other written proof. The more you earn, the higher points you earn on our system, but if you earn less than 41% of the rent, your application will be automatically denied*.
Automatic Bank Draft
Your rent will automatically be drafted from your checking account each month. There are no exceptions to this rule. If you do not have a bank account, or do not wish for the rent to be automatically drafted, then do not make application.

The following items will result in AUTOMATIC REJECTION of your application:
If you lie about any item on the application. We check all information that you give us VERY CAREFULLY. One small falsehood will result in immediate and automatic rejection of your application., If you have been convicted of a violent, sexual, or drug-related felony in the past 5 years, If you have a gross household income (before taxes) of less than 41% the monthly rent, or if you have been a PLAINTIFF (the one who SUED someone) in a lawsuit other than an auto accident or class action suit.
